Timeshare FAQs

Clear answers for UK owners about timeshare exit, maintenance fees, mis-selling evidence, finance complaints, resale and common scams.

These answers provide general information. Contract wording, jurisdiction and individual evidence can change the position.

Can every timeshare be cancelled?
No. Exit rights depend on the contract, product, resort rules, jurisdiction and present circumstances. Some providers offer surrender routes; others require negotiation or specialist legal review.
Does handing back the keys end the contract?
Usually not by itself. You need written confirmation from the party authorised to release you. Until then, fees or other obligations may continue.
Should I stop paying maintenance fees?
Do not stop simply because you want to leave. Arrears can create additional costs and may weaken negotiations. Obtain advice based on the contract and any formal dispute.
What evidence is useful for a mis-selling review?
Contracts, finance agreements, sales notes, promotional material, emails, payment records and a dated account of what was said. Contemporary documents usually carry more weight than general recollection.
Is a high-pressure sales presentation enough for a claim?
Pressure may be relevant but is rarely the only issue. The review should consider specific statements, omissions, legal terms, affordability, cooling-off rules and available evidence.
Can finance be challenged separately?
Sometimes. The lender, broker relationship, affordability assessment and representations made during the purchase may need examination independently from the timeshare contract.
What if my resort or sales company has changed name?
Keep all old and new paperwork. A brand change does not automatically end the agreement, but the chain of companies may affect who can accept an exit or respond to a complaint.
How long does an exit or claim take?
There is no responsible universal estimate. A simple provider-led surrender can be much quicker than a disputed contractual or finance matter. Timescales should be explained for the proposed route.
Do timeshares have a reliable resale value?
Many secondary-market timeshares have limited or no resale demand, regardless of the original purchase price. Treat guaranteed resale or rapid buyer claims with caution.
How do I spot an exit or claims scam?
Be wary of unexpected calls, guaranteed results, urgent upfront payments, requests to misstate facts, vague company identities and claims that money is already waiting. Verify independently before paying.
What does the free assessment include?
It identifies the ownership type, main concerns, missing documents and possible next categories. It is initial information, not a full legal opinion or guarantee of outcome.
Will my information be shared?
Only where needed to respond, operate the service or—with a clear basis—refer a matter for specialist review. Our privacy policy explains the detail and your rights.
